1. Who we are

These Terms & Conditions govern the booking and stay of any guest ('you', 'the Guest') at an apartment managed by Croisette Collection ('we', 'us', 'the Host'), a collection of privately owned, professionally managed short-term rental apartments in Cannes, France.

SARL PGI, registered in France under SIREN/SIRET 880 656 996 00019, registered office at Castellaras-Le Neuf, Villa 25 1528 Chemin de Castellaras, 06370, Mouans-Sartoux. By completing a booking, you accept these Terms & Conditions in full, on behalf of yourself and every guest included in your booking.

2. Booking & payment

  • A booking is confirmed once we have received your signed booking confirmation (or platform confirmation) and the deposit set out below.
  • Deposit: 20% of the total stay price is due at the time of booking.
  • Balance: the remaining 80% is due no later than 30 days before arrival. For bookings made within 30 days of arrival, full payment is due at the time of booking.
  • Accepted payment methods: [BANK TRANSFER / Stripe]. All prices are in euros (EUR) and include applicable VAT unless stated otherwise.
  • Taxe de séjour (French tourist tax) is charged separately, in line with the rate set by the City of Cannes.

If a booking was made through a third-party platform (e.g. Airbnb, Booking.com), that platform's own payment and cancellation terms apply in addition to these Terms & Conditions where they are more specific.


3. Security deposit

A refundable security deposit of €€400 is required, taken by PRE-AUTHORISATION, BEFORE ARRIVAL. It covers loss, damage, excessive cleaning, or breach of the house rules during your stay, and is released within 7 days of check-out provided the apartment is left in good order, subject to clause 8.


4. Cancellations & changes

Unless a different policy is shown at the time of booking (including any platform-specific policy), the following applies:

  • More than 30 days before arrival: full refund of amounts paid, less a €50 administration fee.
  • Between 30 and 14 days before arrival: 50% of the total stay price is retained.
  • Less than 14 days before arrival, or no-show: no refund.
  • We recommend guests take out their own travel insurance to cover cancellation, curtailment, and personal circumstances.

We reserve the right to relocate you to a comparable or superior apartment within the collection, at no extra cost, if your original apartment becomes unavailable for reasons outside our control (e.g. maintenance emergency). If no comparable apartment is available, you will receive a full refund.


5. Check-in & check-out

  • Check-in: from 15:00, self-service or meet-and-greet as arranged with your host.
  • Check-out: by 10:00, unless a later slot has been agreed in advance and the calendar allows.
  • Early check-in or late check-out is offered subject to availability and may carry an additional charge.
  • You must provide, in advance, the full name, date of birth, and nationality of every guest staying, in line with French accommodation regulations (see clause 10).

6. Occupancy & guests

The apartment may be occupied only by the number of guests stated on your booking confirmation. Visitors are welcome during the day but may not stay overnight unless added to the booking and, where applicable, an additional charge paid. Sub-letting the apartment, in whole or in part, is not permitted.


7. House rules

These rules are part of your booking and apply throughout your stay:

  • No smoking inside the apartment.
  • No parties or events. Terrace conversations should stay at night-time volume after 22:00, out of respect for neighbours.
  • Furniture should not be moved; towels should not be hung on the balcony rail (building rule).
  • Pets are welcome only by prior arrangement.
  • You are responsible for locking up, closing windows, and switching off appliances when you leave the apartment unattended.

We may end a stay without refund, with immediate effect, in the case of serious or repeated breach of these rules, illegal activity, or behaviour that puts the property, neighbours, or other guests at risk.


8. Damage, loss & liability

  • Guests are responsible for the apartment and its contents during their stay and must report any damage, breakage, or malfunction as soon as it occurs.
  • Reasonable wear and tear is not charged. Costs of repair, replacement, or extra cleaning beyond normal use may be deducted from the security deposit, with any shortfall invoiced separately.
  • We are not liable for loss, theft, or damage to guests' personal belongings, except where caused by our proven negligence.
  • Guests are liable for any loss or damage they cause to the building, common areas, or neighbouring properties.

Nothing in these Terms & Conditions excludes or limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded under French law.


9. Force majeure

We are not liable for failure to perform our obligations where this is due to circumstances beyond our reasonable control (including but not limited to natural disaster, fire, extreme weather, strikes, pandemic, or government action). Where a booking cannot proceed for these reasons, we will offer an alternative date or a refund of amounts paid for the affected period.


10. Identity checks & local regulations

French law requires furnished tourist accommodation providers to record the identity of foreign guests (a 'fiche de police' / fiche individuelle de voyageur) and, in some cases, to report certain stays to the local authorities. We collect this information solely to meet this legal obligation — see our Data Policy for details.


11. Complaints

If anything is not as it should be, please tell us during your stay so we can put it right — we respond quickly by WhatsApp or email. If you remain unsatisfied after your stay, please write to hello@croisettecollection.com within 14 days of check-out. As a consumer, you may also refer an unresolved dispute to a certified mediator: Commission Départementale de Conciliation (CDC), per French consumer law], or to the European Commission's Online Dispute Resolution platform at ec.europa.eu/consumers/odr.


12. Governing law

These Terms & Conditions are governed by French law. Any dispute that cannot be resolved amicably or through mediation will be submitted to the competent French courts, without prejudice to any mandatory consumer-protection rights you have in your country of residence.
